Leveraging AI to Revalue a Portfolio of 9,000 Collateral Assets for a Bulgarian Bank

How can AI accelerate large-scale portfolio revaluations without compromising professional standards?
Revaluing thousands of collateral assets is a complex undertaking. Beyond the sheer scale, valuation professionals must reconcile reports prepared by multiple firms, apply consistent methodologies and operate in markets where transaction data is often limited.
Advance Valuations addressed this challenge for a Bulgarian bank by combining AI-assisted workflows with certified valuer oversight and rigorous market research to revalue a portfolio of 9,000 collateral assets. The result was a consistent, transparent and independently verified valuation portfolio, delivered within a demanding timeframe without compromising professional standards.
The Challenge
The assignment began with a portfolio dataset containing information on property type, location, loan structure and reported market and liquidation values. These data were validated against valuation reports prepared by multiple valuation firms, often using different report formats and methodologies.
The team identified inconsistencies, reconciled the available information and updated both market and liquidation values as of 31 January 2026. A standardized desktop valuation report was then produced for each collateral.
The complexity extended beyond the volume of assets. Source data was not always consistent, some values were reported only in local currency, and many collaterals comprised multiple assets, such as land and buildings, requiring detailed analysis before values could be updated.
Market Transparency
Developing reliable market indices presented another key challenge. As in many real estate markets—not only in Bulgaria but across much of Southern and Eastern Europe—transaction data is not always fully transparent or readily available.
Advance Valuations combined official statistical information with market evidence from real estate agencies, publicly available listing data and its own historical valuation database to develop robust regional indices across Bulgaria’s statistical regions.
The methodology and supporting evidence were documented in a dedicated Market Research Report, while the indexed values were benchmarked against historical valuations and market transactions as an additional quality control measure.
AI in Practice
Working with AI specialists, Advance Valuations developed tailored solutions to support each stage of the workflow, including a dedicated tool to cross-check data between valuation reports and structured datasets.
AI-assisted tools were used to:
- extract and structure information from PDF valuation reports;
- compare extracted information with portfolio datasets;
- support regional market research and data aggregation;
- calculate market indices and indexed values; and
- generate standardized desktop valuation reports.
Every AI-generated output was reviewed by certified valuers, who verified the extracted information, resolved discrepancies and validated the final results before delivery. The AI-supported methodology was fully disclosed to the client, with professional judgement remaining central throughout the assignment.
Results
By combining AI-assisted workflows with robust valuation methodology and experienced professional oversight, Advance Valuations successfully completed the large-scale revaluation and indexation of a complex secured lending portfolio within a demanding timeframe.
